Buying Land in Belize: The Process, Step by Step
Buying land in Belize is genuinely open to everyone — Belizean citizens and foreign buyers alike. There's no restriction on foreign ownership, and no requirement to be a citizen or resident. That said, the process has its own specific steps and costs worth understanding upfront.

Who can buy, and what it costs. Foreign buyers pay an 8% stamp duty (transfer tax) on the property value above the first $10,000 USD, which is exempt. Belizean nationals and residents pay 5%. If the property is purchased through a company, stamp duty is calculated at 5% of the company's value. On top of that, budget for attorney fees — typically 1-2% of the purchase price — plus modest registration fees. The ongoing costs are notably light. Belize has no capital gains tax and no inheritance tax — you keep what you earn on appreciation, and can pass property to heirs without an estate tax bill. Annual property tax is assessed on the property's value and is generally very low compared to what North American or European buyers are used to.
Every transaction should involve a licensed Belizean attorney. Your attorney runs a title search (typically covering the property's history back 25+ years) to confirm there are no liens, unpaid taxes, or ownership disputes, then prepares the transfer documents and handles registration. This isn't optional — it's the single most important safeguard in a country without a national MLS or centralized property database.
Timeline varies with complexity. A straightforward, already-titled property can close in a matter of 3 or 4 weeks. Land still going through subdivision approval, or property with an unclear title history, can take considerably longer — 60-90 days or more isn't unusual.
